Utah Building Code Requirements for Railings
Utah adopts the International Building Code (IBC) with local amendments. Key railing requirements for apartment and commercial properties:
Handrail Specifications (IBC 1014)
- Height: 34 to 38 inches measured from the stair nosing to the top of the gripping surface
- Graspable profile: Circular cross-sections must be 1.25 to 2 inches in diameter; non-circular profiles must have a perimeter of 4 to 6.25 inches
- Continuity: Must be continuous for the full length of the stair flight without interruptions
- Extensions: Must extend 12 inches beyond the top riser and one tread depth beyond the bottom riser
- Wall clearance: Minimum 1.5 inches between handrail and any adjacent surface
Guard Requirements (IBC 1015)
- Height: Minimum 42 inches on open sides of stairways, landings, balconies, and elevated surfaces
- 4-inch sphere rule: Openings between balusters must not allow a 4-inch sphere to pass through — prevents children from getting trapped
- Load resistance: Must resist 200 pounds concentrated force at any point on the top rail, plus 50 pounds per linear foot distributed load
- No climbable elements: Horizontal intermediate rails that create a ladder effect are prohibited where children under 5 may be present
ADA Handrail Compliance
Properties subject to ADA requirements must meet additional handrail standards (ADA 505): handrails on both sides of accessible stairways and ramps, continuous gripping surfaces, rigid mounting (no rotation within fittings), and rounded edges to prevent snagging. Materials We Work With
Mild Steel — The most common and cost-effective option for apartment railings. We prime and paint with industrial-grade coatings, or can specify hot-dip galvanized steel for maximum corrosion resistance in Utah winters.
Aluminum — Lightweight, corrosion-resistant without coatings, available in powder-coated finishes. Higher upfront cost but eliminates recurring paint maintenance.
Wrought Iron — For upscale communities and decorative applications. Custom scrollwork, basket twists, and architectural details to match existing design. Requires more maintenance but delivers premium curb appeal.
Repair vs. Replacement
Not every damaged railing needs full replacement. We offer targeted repairs — re-welding broken connections, replacing corroded post bases, grinding and recoating surface rust, and fabricating matching replacement sections for localized damage. Full replacement is recommended when through-rust has weakened structural members, when the railing does not meet current code for height or spacing, or when repairs would cost more than 50% of a new system.

How do I know if my apartment railings are out of code?
Three quick checks: measure guard height (must be 42 inches minimum), test baluster spacing with a 4-inch ball (should not pass through), and push firmly on the top rail to check for looseness. How long does railing replacement take?
Fabrication takes 1-2 weeks after approval. On-site installation takes 1-2 days per stairway. We keep at least one handrail accessible during installation so tenants can safely use the stairs throughout the process.
Can you match our existing railing style?
Yes. We take detailed measurements and photos of your existing railings and replicate the profile, picket style, spacing, and finish on replacement sections. Even if the original manufacturer is unknown, the new railing will be visually seamless with the rest of your property.
What is the difference between a handrail and a guard?
A handrail is a graspable rail at 34-38 inches to help people maintain balance. A guard is a 42-inch minimum barrier along open sides to prevent falls over the edge. Most apartment railing systems serve both functions — the guard provides the fall barrier while a secondary rail at handrail height provides the graspable surface. Both are required by code.
